    There's no perfect number, but typically buyers should plan to view 5-10 homes in their search to get a good feel for the market, prices, neighborhoods etc. I'll ensure we look at all viable options before making an offer.

    Definitely ask about the condition of major systems like the roof, HVAC, plumbing and electrical. Also ask about HOA fees, average utility costs, reasons the seller is moving, and any known issues. I'll guide you through important considerations.

    I'll do an in-depth comparative market analysis looking at recently sold homes with similar features and conditions in your specific area. This data, coupled with local market trends, will allow us to price your home strategically.

    I'll provide a thorough list, but key things are decluttering, depersonalizing, deep cleaning, fixing any glaring issues, enhancing curb appeal, and ensuring proper lighting. We want buyers to envision themselves living there.

    In addition to listing on the MLS, I'll promote through professional photography, virtual tours, targeted social media marketing, my network of buyer agents, open houses, and more. I'm a believer in the power of professional videography as well. My goal is maximum visibility for your listing.

    I'll go over all the details impartially - offering price, terms, qualifications of the buyer, market conditions etc. My role is to provide expertise so you can make the most informed decision for your situation.

    The best renovations are generally kitchen and bathroom remodels, finished basements, adding energy efficient windows, upgrading mechanicals like HVAC, and enhancing curb appeal. I can provide more specific project recommendations.

    Yes! We will focus on updates that are within your reach. Swapping paint colors, changing light fixtures, adding hardware, etc. are all relatively low cost solutions that hugely impact the look and feel of your home!
